I’ll be sure to treat your client like my own! Building a great rapport for a comfortable and smooth transaction is my top priority. Whether if this is a listing client or a buyer, I will make sure that your client is comfortable working with me from start to finish. I will act as the liaison for all parties on every side of the transaction to make sure it is seamless and perfect every single time!

CAPTURING & COORDINATING THE DETAILS

Coordinating all steps of the transactions with all parties to include Lender, Title, Appraisal, and Co-Broker Agencies. Once you hand me your file, we make sure that everyone who needs to be involved is included throughout the process. This allows you to trust your transaction is in good hands and spend your time generating new leads and nurturing existing ones!

What Happens When You Choose To Work With Coya?

  • Creating a structured friendly bond with a personalized introduction phone call to your client

  • Set up Agents dotloop profile & alerts for proper autofill

    1. Show agent how to utilize dotloop app/messenger tacking

    2. Create Listing Agent Loop prior to consultation appointment

    3. Add all documents to loop that are emailed to my TC email account

    4. Review documents / pre compliance

  • Confirm all required dotloop documents are provided

    1. Order HOA/Condo Docs when Listing Docs are signed

    2. Track the escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable

  • Add MLS Listing Doc

    1. TAX Records to dotloop/Verify Sellers

    2. Update PDF Documents with initial and Signature Fields

    3. Contact all parties and introduce our role in the transaction as your Transaction Coordinator

  • Update dotloop contract to close checklist with contract dates

    1. Ensure documents are delivered within the specified timeline

    2. Send Ratified Contract to Seller and Title

    3. Clean up Dotloop Documents and submit for review

    4. Send email to clients and cooperating Agent outlining the purchase process timeline

  • Prepare & Submit Greensheet

    1. Order Home inspection(with agent provided company)

  • Coordinate Home inspection with Seller(Listing Only)

  • Prepare Addendums as requested with specific instructions

from listing agent/HICRA/ COUNTERS/ ADDENDUMS/ETC.

  • Get Appraisal Results

    1. Order Termite (If Requested) & Update all parties of results

    2. Maintain contact with all parties involved for status updates as well as items needing attention or that are outstanding

  • Get Lender Commitment Letter

    1. Upload Closing Docs to dotloop change dotloop status to Closed

    2. Send Closed Announcement and Thank you email

What Happens When You Choose To Work With Coya?

  • Set up Agents dotloop profile & Alerts for proper autofill OR COMMAND

    1. Show agent how to utilize dotloop app/messenger tacking

    2. Create Buyer Agent Loop Prior to consultation appointment(24 hr notice needed) or join Loop at Ratification

    3. Review Documents / Pre Compliance confirm all required dotloop documents are provided

  • Update PDF Documents with initial and Signature Fields

    1. Update dotloop contract to close checklist with contract dates

    2. Ensure documents are delivered within the specified timeline

    3. Track the escrow time-frames for receipt of earnest money deposit,

    4. Delivery and return of escrow packages, and delivery of HOA documents as applicable

  • Contact all parties and introduce our role in the transaction as your Transaction Coordinator

    1. Send Ratified Contract to Buyer, COOP Agent, Lender and Title

    2. Clean up Dotloop Documents and Submit for Broker Review

    3. Send email to clients and cooperating Agent outlining the purchase process with timeline

  • Confirm EMD Deposit/ Load into dotloop

    1. Prepare & Submit Greensheet(48hrs)

    2. Order Home inspection & Radon (with agent provided company)

    3. Order Termite as needed (agent provide company)

    4. Upload all Invoices/ Inspections/Plats/HOA - Condo Docs to Loop

    5. Send Addendums or Acknowledgement Docs to all parties

    6. Get Appraisal Results

    7. Prepare Addendums as requested with specific instructions from agent

  • Maintain contact with all parties involved for status updates as well as items needing attention or that are outstanding

    1. Order Home Warranty/ Send invoice to title company

    2. Upload Closing Docs to dotloop change dotloop status to Closed

    3. Send Closed Announcement and Thank you email
